In trust deed states, where foreclosure sales are handled through a trustee (versus a court proceeding), there are strict rules the trustee must follow.  With proper knowledge, a borrower facing the loss of a property  can delay the process – sometimes for well over a year! During this period, the borrower retains possession of the property and may continue to live there or collect rents.  This process will not stop the sale, nor result in a loan modification or forbearance from the lender, but it can afford a borrower precious time to prepare for the loss of the property.
