The profits are really going to come from all the OTHER houses he’s going to sell and build while he uses the model home as a display.
Opportunity #1: Buy model homes and lease them back to the developer. You get a great property at great price, and a great “tenant” – who will take very good care of the property! Very cool. Texas Investor Homes finds those deals in Austin, Dallas, Houston and San Antonio. Check those places out. They’re all very good markets.
BUT, that’s only one of the problems developers have.
Problem #2: When a developer sells a house, he needs funds to build it. Back in the easy money days, banks were throwing money at developers. They could go build a whole sub-division HOPING buyers would show up (building on “spec”). And back then, they did. Then a funny thing happened on the way to success. The mortgage market imploded and lenders scattered like cockroaches when you flick on the light. Now, even when as developer as the house PRE-SOLD, he still can’t get funded. That’s not good for the buyer, the developer or all the workers who would have jobs if the project got funded. With a sure payday on the backside of building the house, the developer is very willing to pay generously for the construction loan. It’s not as good as the cheap money of yesteryear, but those days are gone. So expensive money that still yields a profit is better than no profit at all. After all, you’ll pay $4.00 a gallon for gas if you make a profit when you drive to work. You like $1.00 a gallon better, but good luck finding it.
Opportunity #2: Provide interim construction funding on pre-sold houses. You buy a high yield note secured by a specific piece of real estate – and you get in and out in a few months or less. What’s not to like about that?
