“Due Diligence” is a fancy term for making sure that what you see is what you get.

There’s a lot of smoke and mirrors in real estate.  And not just because there are a few dishonest people out there.  There are also complex dynamics affecting the supply and cost of capital, where people move to and from, and where jobs are growing – and where they’re leaving. And all this before you ever get to actually picking out a property and making an offer!

Once you’re in contract, your “due diligence” clock for the transaction starts ticking.  You only have a few weeks (at most) to order and review all your inspections, research the rent rolls, and request any additional information you may need from the seller to be sure you really understand what you’re getting into.  It’s important that you’re organized and clear about what you’re looking for.

Yes, it’s a lot of work.  That’s probably why “get rich quick” guys don’t teach it.  It’s a rally killer.  But conducting proper due diligence can make or break your investing career.   It’s VERY important.

So we’ve organized  TWO JAM PACKED 8 hour days of intense training just for you!

Day 1:  Market

Before you drill down to specific property selection, there are lots of things to consider about the real estate market you’ll be searching in.  So the first day is dedicated to understanding:

Day 2:  Property and Transaction

Once you’ve honed in on a hot market and a specific property, it’s critical to verify that what you see is what you’re really getting.  So, Day 2 delves into the details of the deal, including:

  • Understanding and Using Contract Contingencies
  • Reading a Preliminary Title Report
  • Discovering Undisclosed Property Defects
  • Verifying Rental Income and Expenses
  • Much more!!!

Trip Logistics: Plan to arrive in Dallas no later than the evening of July 19th so you can check into your hotel room (we’ll provide the host hotel information when we confirm your registration) and get a good night’s rest (you’ll need it!) before we begin class first thing Friday, July 2oth.  We’ll have an optional no-host cocktail reception Friday evening, but take it easy because we have another full day of class on Saturday, July 21st.  Class won’t end each until after 6 pm, so don’t schedule yourself to fly out earlier than 8 pm.  Better to stay one more night to network, reflect on the training, and get rested before heading back to your daily reality.
