Finding opportunities in the midst of tragedy

Perhaps it makes you uncomfortable to think of profiting while people are suffering.

That’s okay. In fact, it’s more than okay … it means you have the right intentions.

But bringing your skills on to the scene after disaster has struck isn’t simply opportunistic.

By getting involved, you’re solving problems and adding value. This is the sunny side of capitalism.

You can make a fair profit … and make a difference too. Just make sure you’re doing the right thing for the right reason.

Remember … the flip side of every problem is an opportunity.

In the aftermath of a disaster, there are myriad opportunities.

Investors can renovate flooded and damaged houses. Some houses will be lost causes until an investor decides to step in and put some capital to work.

But the opportunities don’t stop there.

Out of necessity, huge disasters involve a large displacement of people. Investors can create new housing situations for displaced people.

And disasters also effect the local economy. Jobs are affected, causing a ripple effect for entire communities … including landlords whose tenants’ jobs are affected.

Finding ways to revitalize local communities and create jobs can minimize damage and create huge amounts of good.

Smart choices at opportune times

Getting involved simply because there is an opportunity isn’t always the smartest choice. Make sure you’re getting involved because it makes sense and it’s the right choice for YOU.

Investors have to know that after a major disruption, banks, government agencies, and other financial institutions may create incentives to sweeten the deal and get people involved.

After Hurricane Katrina, the Louisiana government created a “go zone” with adjusted depreciation rates.

These incentives can make investing in disaster-struck areas a smart idea … but we’d warn you to never let the tax tail wag the investment dog.

It’s easy to get caught up in a temporary disruption and make a long-term commitment without realizing that circumstances may revert to what they were pre-incentives.

With that said, Houston is a favorable market … it’s landlord friendly, with many major industries creating jobs.

Most of the things that make Houston make sense haven’t changed. And if you want to invest there, there’s no better time than now.

It may be smart to be the first to make a move … while everyone else is still panicking.

Putting money to work by investing

Let’s look at properties that fall into distress.

Maybe the owners got stuck in a bad situation. Investors can step in pre-foreclosure, buy the home, rehab the property, and put it back into service.

You’re doing good by helping the owners before they’re foreclosed on, and you’re making the neighborhood a better place … all in one fell swoop.

You’re making a difference on the micro scale. The same idea works on the macro scale … when disaster strikes a whole community instead of a single person.

Disaster-struck cities will have blighted areas. Many may have been functionally obsolete even before the storm.

Now is the time to redevelop and rebuild … to create great neighborhoods where none existed before.

It wouldn’t surprise us to see entire neighborhoods change composition if real estate investors have the good sense to identify trends and get in on investment opportunities early.

A smart syndication opportunity

Perhaps you want to help pick up the pieces … but you’re not sure where to find the capital.

Incentives can help. You may also want to consider community banks, who will be eager to get investors on the scene as early as possible.

There’s lots of capital out there. Not all of it has to come from banks, though … syndication is another great option.

Running syndication deals in disaster-struck areas gives people a great opportunity to put a chunk of cash to work. Instead of donating a small amount and getting nothing back, investors can see their money do good … and also make a decent profit.

Entrepreneurs look for a market problem and figure out a way to solve it … profitably.

Look for ways to solve problems instead of despairing about everything that’s gone wrong.

Preparing for the next disaster

A big part of dealing with disasters … perhaps the biggest … is being psychologically and financially ready to step in when the next opportunity comes along.

Always be prepared. If you own properties, make sure you have the proper insurance in place.

Never risk 100% of your net worth. Always ask whether you’re taking too much risk before jumping in to a deal.

If you want to be a first responder next time disaster strikes, it’s smart to have a source of capital ready to deploy when the right opportunity comes up.

If you know you won’t have enough capital on your own but think you’re the right person to syndicate a deal for other investors, build your network before the right opportunity comes along.

Build your brand and your credibility. That way, you’re not running around looking for people to invest when the time is right.

Just like the Boy Scouts, we’d encourage you to always be prepared.

Make sure you’re aware of all possible downsides. Don’t go in looking for the upside first.

Beware of trick ponies. In the words of Warren Buffet, “Rule No. 1: Never lose money. Rule No. 2: Don’t forget rule No. 1.”

That doesn’t mean you should be afraid to jump in when the time is right … absolutely move while the situation’s still hot, but make sure you’re making a smart, calculated risk.

And don’t bet the farm on a single deal or market.

Making the leap from stateside to the Caribbean

William Narod spent 26 years selling real estate in the United States.

After all that time in one country, William got the diversification bug. He started doing research, then headed down to the Caribbean to scout out several different markets.

That’s where he met The Real Estate Guys™ … lucky for both us and him, William joined us on a field trip his very first day in Belize.

William wanted to find an investment opportunity outside the U.S. … and he ended up finding a new life as well.

Today, William lives with his wife and kids on Ambergris Caye.

But he didn’t make the move without a significant amount of research. Before he settled on Belize, William looked at the leading indicators … tourism numbers, prices and appreciation, and so on.

Like William, the very first step you should take when you’re considering making any sort of investment outside of your native country is getting educated.

Every country has different laws, protocols, and customs.

We certainly went through the ringer the first time we took our investments out of the country. It took a while to get our heads around ideas like land trusts.

The key to successfully educating yourself? Don’t get overwhelmed.

Instead of focusing on the HOW, figure out WHAT you want and WHY.

No one else can tell you what you want or why you want it … but once you know your goals, you can find someone who can help you out with the how.

Your scenario, your goals … they won’t be unique. And that’s a good thing! Because it means the issues you’re facing have been faced … and conquered … before.

A paradise that pays YOU

It’s important to note that William Narod didn’t move to Ambergris Caye to retire. He moved there to invest, work, and help other people invest … but he also moved there to have fun!

We want you to think further out than the immediate future. Imagine your life in 5, 10, even 20 or 30 years.

Are you saving right now to pay for a paradise when you retire? Why not flip that idea on its head and let your paradise pay YOU … right now!

Start by figuring out what you’re looking for. What activities and lifestyle options are most important to you? Where can you see yourself thriving?

In his real estate advising business, William Narod often sees two types of investors.

The first are the retirees … folks who headed to the islands to retire, only to discover they weren’t satisfied spending their days just scuba diving.

The great part about where William is located is business opportunities abound. “You almost need to put on blinders down here because there is so much opportunity,” he said.

So folks who moved down to Belize intending solely to enjoy their retirement days lazily strolling the beach often end up getting involved in local business and real estate.

The second type is people who’ve been in Belize for 24 hours and want to buy right away. For these folks … and any new investor, William recommends taking three key things into consideration:

  1. What your objectives are (i.e. what you want your investment to do for you)
  2. How you’ll use your investment (and for how long, with what time frames)
  3. How you want your property managed

Speaking of management, finding the right management solution is key, especially if you’ll be operating mainly offsite and need to be less hands-on.

Not in Belize? What you’re missing out on

Like many Caribbean destinations, Belize is a strong market with escalating prices. For people who want to retire there in 10 years, now may be the time to make a move before prices spiral out of control.

William told us that folks come for many different reasons. He gave us a run-down of some of Belize’s strengths, which include:

  • Warm sparkling water for scuba diving, snorkeling, and swimming.
  • A location that’s very close to the United States (two hours from Miami)
  • A primarily English-speaking population
  • A large, welcoming, and very friendly American ex-pat community
  • Fantastic, affordable food
  • Potentially low cost of living
  • Excellent school systems
  • A very diverse culture with very little prejudice

Although Belizean culture can be quite different from fast-paced American lifestyles, William loved the slower-paced environment of Ambergris Caye from the beginning … enough to move his entire family there.

Today, his kids attend schools that William’s wife, a teacher, has given two thumbs up.

They play in the ocean, scuba diving, snorkeling, and fishing a few days a week. Other days they splash in the best pools on the island.

Every day is a play day … and even better, his kids get to grow up in a melting pot full of people from around the world, a place where everyone is treated as an equal.

A paradise within your reach

We chatted with William about some of the current development happening in Belize.

Despite its rising popularity, Belize hasn’t seen interest from big developers until recent years.

The new proactivity of these big brands is a strong indicator of the future of the area, William says. It indicates that interest is there … and is strong enough that bigger corporations see opportunities for growth.

Development outside the U.S. can sometimes spell disaster … irresponsible decisions that harm the local environment, for example, or cut-rate developers who can’t cut it in the States.

But in Belize, developers work with local communities to ensure responsible developments that fit with the environment.

Like William says, “There’s only so much opportunity you can turn a blind eye to.” The entrance of big names onto the scene spells out a short period where properties will be accessible to the little guys … before Belize gets too hot to handle.

If you build the right team and execute your vision strategically, your future in Belize is really bright, William says.

Americans haven’t lost purchasing power in Belize because of the fixed exchange rate, while many other countries have gained purchasing power because of a soft U.S. dollar. Belize offers an English speaking, affordable, “non-touristy”, and reasonably nearby alternative. And popular TV shows like House Hunters International are helping a growing number of people discover Belize as a great option not just for retirement, but also full time residency for a growing new class of telecommuters and independent information workers. Think about it: would you rather sit in a corporate cubicle in Cleveland or a beautiful beach in Belize?

Additionally, Belize still enjoys a great reputation as a tax friendly jurisdiction with strong privacy banking and asset protection laws. As citizens of “developed” countries face increasing concerns about privacy, taxes and frivolous litigation, the affluent are seeking off-shore alternatives in greater numbers than ever.

All of these trends point to increasing demand, but the wave is still growing. Whew!  That’s a big title.  But it’s fitting for a big topic – one that reminds us that the world is not only getting smaller, but is changing rapidly.

Money, jobs and people are moving around the world like never before. And while fewer people may feel rich coming out of this recession, there are other good reasons many are still looking at international real estate – both as an investment strategy and a safe haven hedge against inflation.

While we were at the International Property Congress in Miami Beach, in addition to talking big picture economics with National Association of Realtor’s Chief Economist Lawrence Yun and Federal Reserve Bank VP Thomas Cunningham (see our 11/21/10 show), we sat down and talked about who’s buying international real estate, where and why.

But this isn’t an episode about the woes facing the US.  These aren’t the first challenges and they won’t be the last.  Every country has its ups and downs.

This episode is about discovering how and why the dynamics of the world’s economies are changing the way people are approaching real estate.

While we’re more traveled than the average American, we took the opportunity while in Miami to connect with Kevin Brass.  Kevin has been covering the international real estate industry for over 20 years and his articles and analyses have been regular features in the International Herald Tribune and the New York Times.  Today, Kevin writes for the International Property Journal.  His work takes him all around the globe and keeps him connected with many industry leaders worldwide.  In this episode, Kevin shares his perspectives on the changing landscape of international real estate.

We also discuss some recent changes to the once vaunted tax and privacy advantages of Panama, who recently entered into an information sharing agreement with the United States.  Tax and privacy advantages are often a prime motivator for people to acquire real estate and move to a particular country.  Is what happened in Panama a portend of things to come?

Of course, what would an episode on international real estate be without an interview with someone with one of those really intriguing accents?  We were privileged to find someone who not only sounds really cool, but has some very useful things to share with us about the robust economy of Brazil.  If you haven’t been paying attention to Brazil, you may be surprised to hear about what’s happening there.  Hint: not everyone’s in a recession.

The Opportunity is Now

There are lots of reasons to like a place like Belize (is there any other place like Belize?), but the opportunity today is better than ever! Americans haven’t lost purchasing power in Belize because of the fixed exchange rate, while many other countries have gained purchasing power because of a soft U.S. dollar.  Baby boomers in the U.S. still dream of warm weather, low tax, beautiful places to resort and retire, but many of the more established areas remain relatively expensive in a post recession economy.

Belize offers an English speaking, affordable, “non-touristy”, and reasonably nearby alternative.  And popular TV shows like House Hunters International are helping a growing number of people discover Belize as a great option not just for retirement, but also full-time residency for a growing new class of telecommuters and independent information workers.  Think about it:  would you rather sit in a corporate cubicle in Cleveland or a beautiful beach in Belize?

Additionally, Belize still enjoys a great reputation as a tax friendly jurisdiction with strong privacy banking and asset protection laws.  As citizens of “developed” countries face increasing concerns about privacy, taxes and frivolous litigation, the affluent are seeking off-shore alternatives in greater numbers than ever.

All of these trends point to increasing demand in Belize real estate, but the wave is still growing.  Alert investors can position themselves in the market to provide the properties that tourists, retirees, remote workers and ex-pats will want to buy or rent.  Besides, if the worst thing that happens is that you have to live or use your property for personal use, would you rather it be a duplex in Detroit or bungalow in Belize?  Meanwhile (check with your own tax advisor), once you have investments in Belize real estate, your trips to visit just might be tax deductible.  Very cool.

7/25/10: Entrepreneurs in the New Economy – Getting Paid to Solve Problems

Do you remember the old “new” economy? That was the one where technology companies could go public without profit.  In some cases, they didn’t even need revenue. Ahhhh, those were the days.

The new “new” economy (the Great Recession one) hasn’t been nearly as fun – unless you’re an old school entrepreneur.  That’s the kind who looks at problems as opportunities.  Guys (and gals) like that are having a lot of fun right now because there are opportunities galore coming out of the Great Recession.

The Real Estate Guys™ headed off to Freedom Fest in Las Vegas a few weeks back.  We heard that money manager / economist / author / Senate candidate Peter Schiff would be there (among many other people with very strong opinions about the U.S. economy) and we wanted to do some interviews.  We’re happy to report we got lots of great stuff, including Mr. Schiff and the CEO of Forbes Magazine, Steve Forbes.  Watch for those interviews in future broadcasts.

So we fly into Las Vegas in our private jet (the one operated by Southwest Airlines), and get to the convention venue and start setting up our booth.  Before the event had even started, a man stops by and sees our banner for Belize (we were promoting our upcoming field trip to Belize) and asks a few questions.  The short of it is that we find out he’s working on a very exciting project in the Caribbean – one that solves a problem we’ve been trying to figure out too.  Russ gets so excited that he hugs the guy. Very weird.

After the appropriate apologies and some follow up male bonding, our new friend agrees to do a radio interview.  And that’s what this broadcast is all about.

Any time we get around smart people, we jump on the opportunity to talk with them. In this case, Russ literally jumped on Jeff.  When Jeff recovered, we got him on the mic, so you can listen to what he’s doing, where he’s doing it and why.  There’s lots of lessons to be gleaned!

Freedom Fest is an event that attracts people with strong political opinions.  In many of the interviews we did there, those opinions come out.  Great!  We think the world works better when people respectfully debate important issues.  Sharing ideas is among the most sacred of our freedoms, especially if you’re radio guys.

We also realize that the U.S. (the bulk of our audience) is pretty polarized right now.  Now, we love our entire audience and our show isn’t political.  However, policies affect economics and economics affects real estate. There shouldn’t be a serious student of real estate who can look at the last several years and deny that.  So politics are going to get into the discourse from time to time, which is a very good thing.

We think these Freedom Fest interviews are great.  If you disagree with the political views of our guests, don’t let that get in the way of hearing what’s being said.  Here’s why:  a big part of real estate investing is understanding demographics and human nature. How people think and believe affects where they (and their money) will be moving.  Even if you disagree with them, if they believe it, it will affect their actions. So YOU need to understand them (even if you disagree) if you want to anticipate their behavior.

Did we mention that Jeff’s project is in St. Kitts?  It just so happens that St. Kitts is one of the stops on our upcoming 9th Annual Summit at Sea!  So we ask Jeff if we can visit his project as part of our already planned real estate shore excursion in St. Kitts. Not only does Jeff agree to allow us to visit, he says he’ll meet us there and show us around.  Awesome!

Once again, we’re reminded of the importance of getting out of our cubicles and into the world where real people are. No doubt that virtual networking is powerful, but just as phones did not replace face to face meetings, neither will social media replace conventions as a great place to make important connections.  This is one of the reasons we attend trade shows and promote our field trips and the Summit at Sea™.  It’s a great way to get to know great people in the real world.  We hope to see YOU at one very soon!
