California screaming …

In August 1971, President Richard Nixon went on national television and shocked the world by defaulting on the gold-backed dollar system created at Bretton Woods in 1945.

Up to that point, dollars were essentially coupons for real money … gold. Foreign dollar holders could turn in their dollars and walk away with gold at $35 per ounce.

Nixon repudiated that deal without warning, promising it was only a “temporary” measure. That was over 48 years ago … and the world is still waiting.

It reminds us of Ben Bernanke’s promise that quantitative easing was only temporary. Yet, here we are 10 years later and it’s still here.

Yes, we know Jerome Powell doesn’t want to call it QE. Most people forget Ben Bernanke didn’t want to call the original QE “QE” either.

So Nixon tried to take the edge off the gold default by saying it’s only temporary, but he knew the world would react by dumping dollars … crashing the dollar and causing prices to rise.

If that’s confusing, just think of dollars like stocks. When something happens to trigger people to sell, the price falls.

When the dollar falls, it takes more dollars to buy the same products. That’s called inflation. And it hurts people who do business in the falling currency.

So while foreigners were upset about Uncle Sam’s broken promise, those paying attention could sell their dollars quickly and buy gold in the open market.

American citizens were not so fortunate.

That’s because back then it was still illegal for U.S. citizens to own gold. And the government had already taken all the silver out of the coins in 1965.

So even if Americans were smart enough to know what was happening, the best escape routes were blocked. Real money wasn’t readily available to them.

Being aware the American voter would be facing rising prices and falling purchasing power headed into the 1972 election cycle, Nixon attempted to stop inflation by executive order.

In fact, at the same time he defaulted on the gold standard, Nixon also ordered a national freeze on prices and wages.

You read that right.

In the United States of America, the land of the free, bastion of free market capitalism …

… by executive decree, and without warning, it became immediately illegal for a private business owner to raise prices on a customer or increase wages to an employee.

Of course, it didn’t work.

In fact, as discovered through his now infamous penchant for tape recording everything, it’s well-documented Nixon knew it wouldn’t work when he did it.

On February 22, 1971 in a recorded conversation with his Secretary of the Treasury, Nixon said,

“ The difficulty with wage-price controls and a wage board as you well know is that the God damned things will not work.”

“I know the reasons, you do it for cosmetic reasons good God! But this is too early for cosmetic reasons.”

But by August 12, 1971, the Secretary of the Treasury apparently convinced Nixon the time had arrived to put lipstick on the pig …

To the average person in this country this wage and price freeze–to him means you mean business. You’re gonna stop this inflation. You’re gonna try to get control of this economy. …If you take all of these actions … you’re not going to have anybody…left out to be critical of you.

In other words, it was all political theater to pander to pundits and voters. It doesn’t matter if it works … or if you even think it can. It only matters that you’re seen trying.

So just 3 days later, Nixon went on TV and pulled the trigger.

What does all this have to do with YOUR real estate investing?

Maybe more than you think. History often has valuable lessons for those who take the time to reflect on it.

You may have heard … California just enacted state-wide rent control.

California’s not the first to do this … Oregon holds that “honor”, having enacted their own version of state-wide rent control last February.

Of course, this is a governmental policy, so any discussion of it runs the risk of turning political and divisive.

But it doesn’t matter whether you or we agree or disagree with the spirit or letter of the law. That’s irrelevant.

The rent control laws are here like them or not, so the more germane discussion is about what rent control on this scale might mean for real estate investors … regardless of political stripe.

Now if you think none of this matters to you because you have no intention of investing in California or Oregon … think again.

Because even though each state’s law is different, the motives are similar … to “do something” (or at least appear to be trying) to address growing homelessness presumably created because “rent is too damn high.”

If this way of thinking catches on (and it seems to be), state-wide rent control could be coming to a market near you.

And like California, rent control laws could be RETROACTIVE.

Think about that.

Let’s say you’re a value-add real estate investor and you find an older, run-down, poorly managed property in a decent area.

You put together a plan and invest generously to improve the property to the benefit of the tenants and the neighborhood, expecting to earn higher rents for a better product.

But AFTER you make your investment, the government decides to make it illegal for you to raise the rents to your projections. And it’s retroactive.

You made a plan and took a calculated risk based on the rules in place … and wham-o! The government changes the rules after the fact.

Ouch.

Call us crazy, but that doesn’t seem fair. At least Oregon “only” made their rent control effective immediately. California’s law is retroactive seven MONTHS.

We understand politicians are trying to pre-empt landlords from jacking up rents before rent control kicks in.

Of course, this reveals a paradigm of how politicians view landlords … as greedy takers looking for every opportunity to screw over their customers.

Funny, some people see politicians the same way … but we digress.

It’s painfully obvious these lawmakers don’t understand real estate investing.

While it’s true, the laws allow rents to rise a “generous” spread of 5-7% over the (artificially low) CPI.

Maybe this is okay for new or fully renovated properties. No cap ex needed.

But the law specifically targets properties over 15 years old … the very ones most likely to need substantial renovation.

Worse, the law does NOT make an exception for capital expenditures, so the limit on rental increases potentially caps the incentive to fix up old, ugly properties.

Will rent control create a greater divide between the nice and not-so-nice areas as existing properties are starved of cap ex?

History says it will. Time will tell if it’s different this time.

Meanwhile, it’s wise for real estate investors to pay attention to laws in places like Oregon and California … even though they may not apply to you … yet.

Because when you look at California, it seems like they got some of their ideas from Oregon. Like Hollywood, politicians tend to copy each other.

And because affordable housing is a national problem heading into a heated election year 

… it’s likely other states are looking at the “leadership” of California and Oregon … and could be considering a rent control law variation of their own.

The opportunity could be in the overt and implied exemptions …

… like mobile home parksresidential assisted livingself-storage and other niches outside the cross-hairs of perhaps well-meaning, but sometimes misguided politicians.

Remember, markets are dynamic, complex systems affected by fiscal, tax, monetary, and regulatory policy as much or more than local demographics and economics.

It’s smart to pay attention to ALL of it … and objectively evaluate how each factor might impact you and your portfolio.

Get rich in a niche

Not all real estate investments are created equal. 

One of the things that drives demand is demographics. As a real estate investor, who are you going to serve … and how profitable can it be?

The old adage goes, “Get rich in a niche.”

Today we’re talking about a niche that has demographics firmly on its side … which means potentially years of profit for investors like YOU. 

We’re diving into senior housing. 

A new approach to senior housing 

Gene Guarino is president, CEO, and founder of RAL Academy … and our go-to guy in the senior housing sector. 

“Everybody’s going to get older and eventually need some kind of assisted living,” Gene says. 

With aging baby boomers moving our way, senior housing and assisted living is a great niche to be in. 

It works nationwide … and baby boomers are living longer. 

And senior housing is a pretty wide niche. It covers everything from 55 and over communities to hospice care and everything in between. 

Gene’s niche within a niche is somewhere in the middle. 

Gene caters to older seniors … typically in their 80s or 90s …  that still want independence but need some help with their daily living activities. 

Right now 4,000 people a day are turning 85 years old. That’s 120,000 people a month and more than 1.4 million a year. 

Not all of them need assisted living, but hundreds of thousands of them will … and there’s no room at the inn, so to speak. 

One of the biggest misconceptions we need to break is that assisted living is a three-story building with elevators and a common kitchen. 

“What we do is take a single family home in a residential setting. Not a big box facility, but a home,” Gene says. “You could literally be living next door to it, and you wouldn’t even know it.”

Gene and his team take a home in a nice neighborhood and do a little bit of conversion, get it properly licensed, and hire an expert staff.

And the payoff can be enormous. 

Think about it. You might have 10 seniors in a home each paying $4,000 or $5,000 a month. The net profit from this setup is significant. 

A home that might rent for $2,500 or $3,500 a month to a single family now rents for somewhere around $30,000 a month. 

These homes offer a moderate amount of care. The seniors living there don’t need skilled nursing help … but they do need some basic help. 

So, senior housing is really in two parts … the real estate side and the business side. 

How you can get involved

The beauty of senior housing is that there are multiple ways to get involved. 

You may have real estate investors who want to own one of these homes … but they don’t want to be involved on the business side. 

Or you may have some individuals who don’t have the funds to purchase one of these homes … but they are ready and willing to be involved in managing the day-to-day operations. 

Most people don’t realize when they walk into an average business that the business owner behind the counter doesn’t own the real estate. 

Someone else owns the building and leases it to the business. The business is making money … but the real estate owner and everybody in between is making money too. 

Senior housing means you can own real estate, lease it to an operator, and get it up to twice the market rent with a long-term, low-impact tenant. 

“The key to this transaction is to find a tenant first,” Gene says. “Find an operator you can lease the residential assisted living home to.” 

There are many reasons to find your operator before you find your property … the primary being taking their suggestions on potential home locations. 

The time is now

So what’s the end game? Gene says his students have found multiple profitable strategies from investing in senior housing. 

The first is acquiring multiple homes and then selling them off as a portfolio to a larger conglomerate. 

Another approach is to simply hang on to the properties over the years making really good cash flow and giving the property an opportunity to go up in value. 

Lastly, you can build your own brand and business into something that you can eventually sell as a branded package. 

No matter what you do, Gene says the time is now. 

“Business is good now, and it’s getting better and better and better. And once the spike from the baby boomers hits, it’s just uphill from there for the next 20 years,” Gene says. 

So, to get in position to ride this wave, there are a couple of ways to go. 

You can either passively invest in the real estate with an operator … or you can learn the business side of residential assisted living. 

“I wish there was a training like the one that I give people that I could have attended,” Gene says. “It would have saved me so much time, effort, and money.”

We always say that the best way to learn is to learn from the people who are already doing what you want to be doing. Through RAL Academy, Gene is enabling investors to do just that. 

Gene’s trainings take place over three full days in Phoenix, Arizona. On the second day, students load up and visit some of Gene’s operating homes in the area to see what senior housing looks like firsthand.

Cashing in on the silver BOOM …

In case you missed it, silver exploded nearly five percent higher … in a single day … which takes its impressive year-to-date gain to nearly twenty percent.

Of course, we’re not into using precious metals as trading vehicles to churn out short-term dollar-denominated capital gains.

We think real investing is about acquiring streams of passive cash flow. Rental income is sustainable, resilient wealth that doesn’t gyrate up and down with every Presidential tweet or bloviation by a Federal Reserve governor.

Nonetheless, we do think silver and gold can serve a powerful purpose in a strategic real estate investor’s portfolio. In fact, we’ll probably make this our presentation topic at the upcoming New Orleans Investment Conference.

But there’s another big silver boom happening … and it’s one that’s attracting gobs of capital and produces very strong cash flows.

A recent research report from Jones Lang Lasalle (JLL) described healthcare as an undeniable force in the U.S. economy and “the largest employer in the U.S.”

JLL says the healthcare’s bright outlook is rooted in powerful demographics…

“Underlying the forecast for growth in healthcare spending are … the growing and aging U.S. population.”

It’s the “silver tsunami” our friend and residential assisted living investing expert, Gene Guarino, talks about all the time.

And by the numbers, it’s a sector likely to be growing for awhile

“… the American population over 65 years of age is projected to almost double, from 50 million to nearly 95 million …”

“… the 95 and older population is expected to nearly triple, from 6.5 million to 19 million.”

Maybe that’s old news. (Sorry, was that a pun?)

But the point is … those demographics drive big expenditures

“Healthcare spending is expected to grow by more than nearly $2 trillion in the next decade.”

Of course, just because big money is flowing into a mega-sector, you still need to figure out how to stake your claim and get into the cash flow.

On this count, the report contains some valuable insights …

“Healthcare delivery continues to evolve toward a more decentralized model away from inpatient care and hospitals.”

Why? Because that’s what the customer WANTS …

“Healthcare consumers increasingly expect … a better experience when seeking care.”

“This trend is leading to new real estate strategies that include moving to … smaller-scale … centers.”

Of course, they’re not talking about residential assisted living homes. At least not yet.

But McMansions converted into a cash-flowing group home provides both care and community to a growing demographic … and fit well into the micro-trend.

We’re guessing big players like JLL and their institutional clients just aren’t interested in owning a dozen single-family homes each cranking out $10,000 a month of net spendable cash.

That’s because as great as this sounds to Mom and Pop investors and syndicators on Main Street, it’s small potatoes to big institutional players.

Yet we think it’s probable somewhere down the line that the big players will find a way to get in on the action … the same way huge private equity funds found their way into single-family homes.

But that day isn’t here yet. This means there’s still a lot of room for Main Street investors and syndicators to get in on the action.

And unlike many industries which can be offshored, tariffed, or cut out of the family budget in tough times … healthcare is an industry that will remain local and likely to enjoy continued public, corporate, and political support.

Residential assisted living is one of our favorite niches. We’re seeing many individual investors and syndicators having success in this space.

The demographics driving this sector are powerful and undeniable.

As baby-boomers have moved through the seasons of life, they’ve created huge economic bonanzas for industries which find ways to serve them.

Healthcare could end up being the biggest baby-boomer bonanza of them all.

So whether it’s medical office, residential assisted living, or some other healthcare related real estate play …

… this is one silver boom tailor made for strategic real estate investors and syndicators.

Certainty in an uncertain world …

It’s been said the only thing certain in life is death and taxes.

Of course, properly structured and well-advised real estate investors can usually mitigate most of their taxes. 

Meanwhile, before people die, they live.  Along the way, they get older.  And as people age, their needs change …

… and because entrepreneurship is about serving needs, it’s a safe bet there’s some opportunity in meeting the needs of aging people.

In a recent radio show, we talked about investing in undeniable demographics … specifically, the baby boomers … who are moving into retirement and beyond.

A few days later, this headline popped up in our news feed:

More Growth Ahead in Seniors Housing – NREI August 16, 2017

“… research shows continued confidence in improving fundamentals …”

 Of course, if you’ve been following The Real Estate Guys™ for any time, you know senior housing in general … and residential assisted living in particular … is a niche we REALLY like.

The article affirms our belief that …

“ Demographics continue to be a big driver for development.”

“ ‘As active as the market is with the product that we have today, we are looking at the tip of the iceberg in terms of boomers hitting retirement age,’ says Scott Stewart, a managing partner at Capitol Seniors Housing, a private equity-backed real estate acquisition, development and investment management firm based in Washington, D.C.”

‘The fast-paced growth of that population in that sector is going to make today’s discussion of overbuilding obsolete, because there just aren’t enough places for everybody today,’ ” he says.”

 The article is addressing … diffusing … concerns about over-building in the niche …

“ Demand mops up new supply.”

“Despite the new supply coming online, respondents remain confident in improving fundamentals. A majority of respondents (78 percent) anticipate that rents will rise over the next 12 months …”

Other notable comments include …

“When asked to rate the strength of market fundamentals by region, the South/Southeast/Southwest rated the highest.”

“When comparing with other property types, respondents continue to rate seniors housing as a highly attractive property type. Its scores topped that of the five major property types on a scale of one to 10.”

Okay, so it’s probably clear there’s some real opportunity here. 

But if you’re a Mom-and-Pop investor, does it make sense to jump into a niche that’s attracting big players … or are you just cruising for a bruising?

No … and YES!

When you invest in housing for seniors it’s critical to understand the difference between a high-density community and a residential facility …

… and not just from the investor’s perspective, but from the resident’s perspectve.

Let’s start with the resident …

 There are some seniors … probably MOST … and their children (the decision makers in many cases) who’d rather see Mom or Dad live in a real home …

… in a tree-lined residential neighborhood, with a backyard, and neighbors … where residents don’t feel like inmates in an institution.

Please understand … we’re not slamming the great people or services provided in bigger facilities. 

We’re just saying from a senior’s perspective, having a room in a home in a regular neighborhood FEELS a lot different than living in a room at a campus for old people.

But for a BIG investor, those individual homes are a logistical problem. 

To move BIG money, you need economies of scale and the ability to buy or build a lot of inventory at one time.

It’s the same problem Warren Buffet alluded to when he told CNBC …

“I’d buy up a ‘couple of hundred thousand” single-family homes if I could.”

The challenge, as noted in this Forbes article about Buffet’s statement, is …

“… the cost and logistics of making such an investment in large enough size to move the needle for Berkshire Hathaway is prohibitive.”

The point is big money can’t play well at the single-family residential (SFR) level …

… even if the SFR’s are being converted into highly-profitable residential assisted living facilities.

But YOU can.  And that’s why we like them.  Think about it … 

The supply and demand fundamentals are solid. 

The priority for expenditure is near the top of the list for any family.  Taking care of Mom or Dad is far from a discretionary purchase …

… so as an investor, being that far up your tenant’s payment priority ladder is a much safer place to be in uncertain economic times.

Plus, much of the money to pay you comes from insurance, government, and the senior’s estate.  In other words, you’re very likely to get paid … even in a weak jobs and weak wages economy.

Also, you don’t have to compete with big money investors, even though they clearly see the opportunity and are moving into the space. 

That’s because the barrier to entry for the big money isn’t how MUCH money is needed … it’s how LITTLE is needed.

Meanwhile, the customers would rather live in YOUR product than big money’s product.  So while big money is adding to supply, they’re not really in your niche.

This is a BEAUTIFUL thing.

But it gets better …

Residential assisted living homes can’t be mass produced.  They need to be built or converted one at a time.  There’s very little threat of a big player glutting the market.

And taking lessons learned from watching hedge funds move into the SFR space … big money was only able to acquire tens of thousands of SFRs because huge blocks of inventory were available temporarily through mass foreclosures. 

We don’t think there’ll be mass foreclosures in residential assisted living facilities.  They’re way too profitable.

But because this kind of senior housing is in high demand and highly profitable, at some point big money will start assembling them …

… buying up groups of homes from multi-facility operators … and then buying up nearby individual facilities which can strategically integrate into existing operations.

It’s called consolidation … and when it comes, big money will bid up existing operations (creating equity for those already there) …

… because they can recover the “over-payment” through operational efficiencies and financial leverage.

Between now and then, for the street level investor, the big opportunity is to be part of building the inventory by converting homes into residential assisted living facilities …

… cash-flowing along the way … then one day cashing out to big money players. 

And if those big money players never show up … just keep on cash-flowing while providing a much needed service to the community.

Last man standing: Michael Becker

We call Michael Becker the “last man standing” because he’s usually the last man standing … at the bar.

All the rubbing shoulders Michael did gave him a good insight … he remarked that people attend the Summit for its content, but leave with conTEXT. Like many other attendees, Michael felt he came with acquaintances and left with friends.

Although Michael noted that Summit attendees did hear a lot of (truthful) doom and gloom, there’s still strategic opportunity out there.

“Everything’s local,” he told us. If you buy in the right markets and structure your deals properly, you may find the market still holds great potential.

It just takes foresight.

Attending with an open mind: Kyle Wilson

Second-time attendee and faculty member, Kyle Wilson has impresses us with his marketing know-how. Sales and marketing, he told us, is all about seeing what people need and adding value.

Kyle remarked on the pricelessness of the community and relationships he found at the Summit and the information presented.

“I took so many notes,” he commented. “You’re really smart if you’re inquisitive and you want to learn; you’re not so smart if you just want to defend your ideas.”

Kyle recommends open-mindedness … asking questions and being genuinely curious about how other investors think and work.

The biggest kick: Gene Guarino

Gene is our resident expert in residential assisted living investment.

We think Gene’s field is fascinating. It’s clear the way the numbers are trending in terms of aging … the elderly constitute the fastest growing segment of the U.S. population.

Clearly Gene’s in a field with potential. But he’s not in it solely for the money.

“The biggest kick I get is teaching people how to do this themselves,” says Gene. He’s proud he’s taught people all over the country how to provide comfortable, affordable in-home care for the elderly.

Like his company motto says, he’s in this to “do good and do well.”

Gene shared a remarkable anecdote about his son, who came to his first investor Summit “ready to quit, curl up in a ball, and do nothing.”

The Summit, Gene says, changed his life … he went home, read 50 books, and now he’s a successful real estate agent.

You’ve gotta love the transformative power of real estate!

Serious about sustainability: David Sewell

David Sewell runs specialty cacao and coffee farms and is our go-to expert on agricultural investing.

His business philosophy has three pillars:

  1. Economic sustainability. “If you don’t make money, you can’t stick around to do your thing.”
  2. Environmental sustainability. “It’s about more than just thinking green … it’s leaving nature better than you found it.”
  3. Social sustainability. “Get yourself a team.”

David shared more insights about his social sustainability model during the Summit. Working with teams of local experts is what allows him to relax on a cruise ship for a couple of days … he relies on his team to keep his business functioning.

Why everyone is in sales: Tom Hopkins

“I truly believe,” Tom Hopkins told us, “that if I got out of a plane in a city where I knew no one and started knocking on doors, making calls, and building business, that within 90 days I would have a profit center.”

“How?!” You might ask.

Because of the 80/20 rule, Tom would tell you. Which is 80% of people will make 20% of the wealth, and 20% will make the other 80%.

And then there’s the super special 5% who put themselves in the right place and accomplish a high degree of wealth because they are superstars and champion salespeople.

“Everyone is in sales,” Tom says.

Why? Because sales is simply the ability to communicate and persuade effectively.

And if you doubt you have what it takes, look at Tom. He started with 90 days of college and little knowledge of sales, and within three years he had sold 365 homes in one year.

Tom credits his success to his own hard work … and the mentors he was blessed to find.

“Every person has greatness inside him (or her),” Tom told us. Sometimes it just takes a little nudge from someone else to let that greatness out.

Sales is not a four-letter word: Robert Kiyosaki

We really look up to Robert Kiyosaki, so when he says sales is an essential skill, we listen!

If you’ve read Robert’s books, you probably know his experience. Robert grew up in a home where “sales” was a dirty word and salespeople were seen as the scum of the earth.

When he came back from Vietnam in 1973 and told his mentor he wanted to be an entrepreneur, his rich dad told him he needed to know how to sell.

Robert was reluctant at first … but he came around (eventually). Listen in for his moment of reckoning!

Robert no longer thinks sales = #!?%. Sales = income! And if you don’t have income? Well, it’s probably because you can’t sell.

Successful startups: Victor Menasce

Victor’s a Canadian investor and author of Magnetic Capital.

He gave us some wisdom from his newest book, Startupology, which discusses how to transform a startup into a big business overnight.

Sound impossible? It might be, if you go the traditional route. Only about 10% of startups succeed, and even then, it takes on average seven years to reach profitability.

“My advice, if you want to start a startup: Don’t do it,” Victor told us.

We can hear you saying it now: “Wait! I thought Victor was going to give me the key to success!”

Here’s the key … “If you have an idea that could transform the industry, it’s better to find an adjacent business that already has revenue and customers. Your chances of success go up by a factor of eight. It’s that simple.” Bam.

Bringing the kids on board: Patrick Donohoe

“It’s your environment and network that shape a lot of who you are,” Patrick told us.

That’s why this year, he brought his daughter to the Summit. “There’s a dynamic that exists when you’re confined to one area with the same people for a week.” Believe it or not, that dynamic is packed with motivation and stimulation, said Patrick.

Patrick’s daughter Megan first read a tiny version of Rich Dad, Poor Dad when she was six … and now she’s got a great head start on becoming a successful real estate investor. Just like dad!

Make very, very wise decisions: Kathy Fettke

Kathy Fettke has been educating folks for a very long time about real estate investing. She runs the Real Wealth Network and has been an investor for years.

So we can say she’s seen a lot.

If you weren’t investing before 2009, “You need to know there’s a lot you don’t know,” Kathy said.

How do you get that knowledge? Talk to people who’ve been through down cycles!

These days, Kathy looks for guests to feature on her podcast, The Real Wealth Show, who’ve been investing for a while … at least thirty or forty years, ideally.

Interested in investing now? Kathy offered some advice. In much of the market, she said, we’re in the ninth inning … but not all. You have to know which markets are strong.

And you need to be prepared. “It’s a very different game when things turn around, and they always do,” said Kathy.

“Now is the time to make very, very wise decisions. The market could be very different next year this time.”

A good year for apartments: Brad Sumrok

We asked Brad, a guru on multi-family investments, about market cycles right now. He echoed some of the themes we’ve been hearing from our other faculty.

“If you’re looking at the right markets,” Brad told us, “there are still opportunities to be found.”

It’s those secondary and tertiary markets that folks should really be exploring right now, he added.

Precious info on precious metals: Brien Lundin

Brien runs the longest running investment conference in the U.S., the New Orleans Investment Conference. He’s also a precious metals expert.

What do precious metals have to do with real estate? There’s actually a lot of crossover between both of these tangible assets.

Long-term depreciation of the dollar and other currencies corresponds with long-term increases in precious metal prices (and values of other assets).

We asked Brien about metal market cycles. He told us that buyers interested in using precious metals as their savings plan should look to buy at interim low points, but true investors really have to watch the cycles carefully.

He also gave us the lowdown on getting involved in the early stages with precious metals … by investing in actual mining companies.

This move can give investors “tremendous leverage,” Brien says … just don’t forget that with great potential rewards comes great potential risks, too.

Politics and precious metals: Dana Samuelson

Dana also specializes in precious metals, particularly coins.

His current take on the metal space? “People buy all the time, but some people are smart and buy the dips.”

For his own part, Dana’s waiting to see how the new administration will translate. “Things could be choppy right now,” he told us.

Dana also explained his enthusiasm for coin collecting. Coins are little pieces of history. As a collector, “the coin you’ve held in your hands may have been held by Alexander Hamilton, founder of our monetary system.” How cool is that?

15 Summits: Bob Helms

We’re proud that the godfather of real estate has joined us for every single summit from the very beginning.

Speaking to the Summiteers, he said, “Hopefully the things you’ve learned have made it worthwhile.”

And he gave all of us some words of wisdom … “Invest in yourselves.”

Sowing in fertile ground: Russell Gray

Last but not least, Russ recapped his experience for us. The thing he’s most proud of? The Summit’s young adult program.
